Ninety minutes, and you will know your building better

You do not need to prepare anything to be useful. But if you want the report to be sharper, here is what helps.

On the day

How the visit runs

Exterior and grounds — 30 to 45 minutes

Roof line, gutters and downspouts, siding, windows and seals. Drainage, grading, walkways and tree risk. Exterior HVAC units and utility connections. Access points and lighting. We photograph everything we flag.

Interior systems — 15 to 30 minutes, if you invite us in

Locations of the main water shutoff, gas shutoff and electrical panel. Water heater age and condition. HVAC service history. Sump and drainage equipment. This portion is entirely at your discretion.

Sitting down — 15 to 30 minutes

Your travel pattern, who else has access, what worries you, what has already gone wrong. This is the part that determines which plan we recommend — and whether we recommend one at all.

The report — within 48 hours

Written findings with photographs, a priority list, a seasonal calendar for your property, and a proposal. No follow-up pressure and no automated sequence.

Helpful to have

Worth gathering beforehand

None of this is required. Each item makes the report more specific.

Access

How we should enter, alarm procedure, gate or community codes, and who else holds a key — housekeeper, landscaper, family.

Systems

Approximate age of the roof, HVAC and water heater. Any service contracts already in place.

History

Past water intrusion, ice damming, pest activity or structural work. Recurring problems are the ones worth scheduling around.

Your trades

Names and numbers for the contractors you already trust, so we can coordinate rather than replace.

Your pattern

How often the house sits empty, for how long, and in which seasons. This drives the inspection cadence.

Priorities

What actually keeps you up — a frozen pipe, a break-in, a contractor working unsupervised. We build the protocol around it.
